Facebook social lead generation is the process of collecting new leads using Facebook. Social leads are people that were specifically targeted by Ylopo on your behalf and who have a higher likelihood of being interested in real estate. Since we are “broadcasting” to these consumers as opposed to having the consumer take direct action by searching for real estate related keywords, they tend to be higher in the buying process (however, based on our data this is not that big of a difference. Google has around 50% of consumers who say they are buying in under a year, Facebook has 40%).
Below is an example of a Facebook ad. Ylopo will always advertise with your brand. We make sure that every single one of our ads is demographically targeted. In this example, we are demographically targeting veterans. We upload those listings directly into Facebook via data feed and we're telling Facebook for each one of these listings, here's the metadata associated with that property that tells us who is the appropriate demographic for those listings. Then we will show the homes that qualify for a $0 down payment VA loan in this ad that matches up to the demographic targeting we're doing.
Now how does dynamic ads technology work? For example, there are 8,000 homes in Honolulu that qualify for a VA loan; Facebook is going to figure out every single individual every time they see this ad, what are the properties that are going to get the most engagement. We are combining demographic targeting with real listings, finding the real listings that qualify for that demographic, and then letting Facebook's personalization take over.
Another example below, which we drilled down to interest. The client is only targeting golf enthusiasts. We're showing them properties in the MLS that are on golf courses and Facebook is going to dynamically populate the right listings for the right consumer.
Once they click on the advertisement, we direct them to your Home Search site and send them through a 8-12 question form which collects their contact information as well as details about them and their search.
This new lead capture form works to identify homeowners and sellers for you, up to 10% of your leads! In our extensive testing, we’ve also seen that our test clients moved 2x the number of leads to a qualified lead stage in their CRMs when compared to our previous lead capture forms!
