How do I access my Google Local Services Ads dashboard?
You can access it at this link https://adwords.google.com/localservices, and will need to be logged into Google using the email address you used when signing up for LSA. If you have difficulty because you're logged into Google under another email address, you might try using an incognito/private browser to log in.
How do leads find my Local Services Ad?
Potential leads are searching Google for a real estate agent in a specific area. Here are some examples of searches they might use to find LSA results:

Can I show my LSA ads to out-of-state leads?
With Google Local Services Ads you target the areas you service and your ad shows up to people searching for those areas. We cannot specifically target people living in states outside your service area, however leads from other states may search for realtors in one of your service areas and contact you. If you are licensed in multiple states, your ads can be shown for those areas when the proper licensing documentation is provided to Google.
Do we get leads through calls and text messages?
You will get leads through phone calls. We can enable text messages for you, but these would cost the same as phone calls and we believe phone calls are more valuable. To manage text messages, you would need to download the Local Services Ad app from the Apple or Google Play store or alternatively, log into the LSA dashboard on your computer to reply to the message. You will not be able to reply to the message in your current CRM. If you would like to enable message leads, please email lsa@ylopo.com.
How many leads can I expect?
The number of leads you will receive will depend on how high up your ad is placed in the list of realtors, which is helped by having a Google Screened badge and is also based on the amount of competition in the area. Having a high call answer rate and a decent-sized budget (that's why we recommend a $600/month budget) will help you move up among the other Google Screened accounts, once receiving the badge.
Can I set a Caller ID for leads coming in from LSA?
Unfortunately, the number that shows up on your caller ID will be the incoming lead's phone number, so that will always change depending on who is calling. Here are some options that our clients have used to identify the incoming call as an LSA call.
Do I need to reach out to Ylopo to dispute a call that is for a service I don't provide?
You don't! We know you're super busy, so we make this easy for you. Each phone call coming through your ad is recorded, and our team listens to every single one of those calls daily. If the call is not from a valid lead (e.g. is an advertisement for another service, a bogus call, is someone inquiring about services you don't offer or areas you don't cover) then our team will automatically dispute that call's charge for you with Google. Disputes must be submitted within 30 days of the call, and our team takes care of this the business day after the call is received. It can take Google up to 60 days after a dispute is approved to issue the credit, but once they do, you will see it appear on your next Ylopo invoice in the Previous Monthly Marketing Charge Adjustment line.
Can I control my LSA account through my Stars profile/Mission Control dashboard?
Not yet, but we are in the process of making this a reality! Google LSA is such a new program that we haven't integrated it yet into the other Ylopo features. We are currently working with our tech team to get this set up!
