Raiya is Ylopo’s Ai ISA persona that works 24/7 engaging your leads via SMS. Raiya has developed over the last few years from just a system that sends a text when a lead engages your website (Behavioral Texts) to a full ISA that doesn’t just text leads when they engage your website but also is proactive in her outreach. The ISA dimension ensures that all of your leads will not only be touched via text messages when they are initially created but also for many months to come.
As you can see, Raiya knows the lead's name, the assigned agent to the lead, what city the lead is searching in, and search details like price, location, bed, bath, and size. She is then able to send a link to attempt to bring the lead back to your website.
Raiya can also work Seller leads effectively. She incorporates our Homebot integration into her messaging to attempt to check if the lead received the report we sent. She also is able to scan your database and find the number of buyers looking for a home like the leads. An example of this would be:
“Hi, John! This is Barry’s assistant with Better Homes and Gardens Real Estate. We realize you might not be interested in selling immediately but we just scanned our database and found 478 active buyers shopping for a home like yours. Isn’t that fascinating?”
In this example, Raiya literally scans your database to find buyers looking for their homes. There is nothing like this on the market!
This year Professor Barry overhauled all of Raiya’s scripts and conversational flow. We saw an immediate bump of 20% conversion with this overhaul.
Seller Script Insights:
Raiya will ask the homeowner on a scale of 1-10 what is the condition of the home. If the lead gives a high number, Raiya compliments them. If the homeowner gives a low number indicating the condition is poor, Raiya offers to help get some contractor's names and numbers.
If the seller lead doesn’t answer after a week's worth of texts, Raiya apologizes and pivots to asking about what kind of home they hope to move to one day. The genius here is that sellers are excited about the new place. Thinking about selling can burden them
Raiya does not ask if the person has an agent by just plainly saying, “Do you have an agent.” Rather, Raiya asks if the home owner has signed anything preventing them from meeting with additional agents. This rephrasing of the question for a listing appointment has more than doubled the conversion of conversation to an appointment with homeowners.
Raiya can work with both buyer and seller leads effectively. She is the ONLY Ai system that injects IDX search data into her messages and during the conversation below with a buyer, she pivots to discuss selling as well.
An example of this would be: “Hi, John! This is Barry’s assistant with Better Homes and Gardens Real Estate. Barry saw you were looking in the Virginia Beach area and wanted me to send you some listings. Here is a link: xyz.com
If the above message, for example, is responded to and the lead begins to converse with Raiya, Raiya will ask if they happen to have a home to sell as well. If they say yes, she discusses how we are uniquely qualified to assist with this.
Important Tips for Raiya:
- For our CRM’s that have two-way integrations (FUB, LionDesk, Firepoint, Chime, Sierra for example), You can tell Support that you only want Raiya to work certain stages. For example, on many teams, if you change the status/stage to Hot, Raiya immediately shuts off. This way you don’t have to worry about Raiya sending texts to someone you already converted.
- The persona of Raiya can have a different name. Her name only comes up when the lead asks who is texting them. Support can change the name as you prefer.
- Raiya doesn’t have to work ONLY Ylopo leads. There is a wide array of lead sources that Raiya can work. You’ll want to ask support if they can “Auto import” leads from your CRM to Ylopo and Raiya. Raiya will be able to pick up if the lead is a buyer or a seller and engage appropriately
- If a lead decides to call Raiya instead of texting back, you will get a priority alert stating that someone is calling the Raiya number. Make sure you let support know where you want those calls to go to.
Power User Tip:
AI_NEEDS_FOLLOW_UP means Raiya feels she’s converted the lead. But she also will tag the lead AI_ENGAGED if the conversation starts and if the lead asks not to be contacted Raiya will tag the lead AI_NOT_INTERESTED. In many CRM’s that integrate with Ylopo, you can create a filter or a list of all of the leads that responded to Raiya. This is INCREDIBLY valuable so master those tags!
