Now is the perfect time to call and text your database! People are home, many have free time on their hands, but, this is certainly not business as usual.
Focus on building a relationship. Come from a place of empathy, compassion and service (NOT to sell!). This is about being a real person.
- Ask how they are doing and if they need anything
- Listen to their concerns in general about their wellbeing, their families, etc.
- Listen to their concerns about the market and their home buying/selling journey
- Ask what their plans were before this crisis hit
- Ask what their plans are once the crisis passes
- Ask if they know anyone else that you should be talking to right now
- DON’T make predictions, DO talk about the data!
At some point, if it feels appropriate, you may ask them what they would like to do once this crisis is behind them. Since these are people who have been looking at homes online, it’s not a totally inappropriate question.
For example: “I know that you were looking at homes on my site 'www.xyz.com' but I also know that the world has changed and that you’ve got more important issues to be concerned about, but when this crisis is over, would you then consider buying or selling or do you think you will want to stay put? What would be your ideal scenario when things get better? Where would you want to live? What are your concerns?”
By asking questions, by showing that you care and that you’re not pushing them to do anything right now, you will be positioning yourself for massive success when things get back to normal.
Call
Sample Call Opening:
Hi, CLIENT! It’s your favorite agent YOUR NAME. How are you?
(Let the person speak assuming they will want to rush off of the phone because they don’t feel like talking).
I’m calling just to see how you and your family are doing and if there is anything that I can do for you? (For example, “because I heard there is a shortage of hand soap, eggs, TP, etc. in your area and I thought I would offer to call around and see who has some so you can pick it up?)
Sample Call Opening:
Hi CLIENT, it's YOUR NAME with BROKERAGE. I'm calling everyone that I can think of to see how they are doing. Is everything ok with you and your family?"
Sample Call Opening (New Online Leads):
Hi CLIENT? It's YOUR NAME with BROKERAGE. You just visited our website through Facebook and I know you're not going to make a move soon, but I don't want to spam you either. Can you tell me what cities you are looking in so I can send you homes you like?"

Hi CLIENT, I wanted to check in on you and your family. Is there anything I can do for you? Do you have enough (TP, eggs, hand soap, etc.)?

Now isn’t the time to talk about real estate, it’s time to talk about how we might be able to help you. The number below is my personal cell. That will allow you to reach out to me even if I’m not in my office.
