Power User Tip:
There will be a tag in all caps that gives insight into the type of ad that was ran and if the lead answers the question. The highest intent answer you will see as a tag is “SELL_MY_HOME_FOR_TOP_DOLLAR”. Creating workflows around this tag is a must because their intent is exactly what you’d want!
If a lead engages your website as a result of remarketing, a tag “RETURNED” will be added to the lead and a priority alert will trigger. If you search your CRM for this tag and for all the leads that you have a home address, I’m sure you’ll see a lot of opportunities arise!

Sold Data On Your Website:
When you go into your search filters on the front end of your website, you are now able to select the “sold” property status to see all recently sold properties that match your search input:
Non-Disclosure States & Canada: Clients in non-disclosure states & Canada will not have access to the “recently sold” search; however, we are still able to use pending listings and active listings in your marketing.
Dynamic Seller Remarketing: With dynamic seller remarketing, we’re now able to use recently sold data and import it to Facebook. This shows your database’s homeowners recently sold comps that directly impact their home’s price.

- For non-disclosure states, we can use stock photos (upon request)

The market trends data we receive is from Altos Research, one of the most trusted sources, which we license and offer to our clients at your disposal.
The “Buyers interested in your home” pulls from the same data as your Seller Report.
All calls to action generate a message, showing a request type alert, inside your CRM.

How to Manage Your Seller Remarketing Ads
Your seller remarketing ads are part of your overall remarketing budget. By default, we will turn your seller remarketing ad on when we turn on your buyer remarketing ad. To see those ads, go to Mission Control on Stars (stars.ylopo.com/admin) and click on “Marketing” at the top.
From there, go down to the Marketing Campaign section of Mission Control where you can see all of your ads. Click on “Remarketing Campaigns” on the far right and you’ll see the “Home Seller” campaign type:
From here, you can turn off seller remarketing or even specify and turn off a city that you do not want to remarket to.
IMPORTANT NOTE: The listings in the photo are NOT representative of what your sellers see. They will see a dynamic ad with listings that are most relevant to them. In preview mode, Facebook pulls the OLDEST listings within the database to give you an example of what ads look like. This preview, since it’s not a real ad yet, tends to show homes that have been on the market for a long time.
Sophisticated Seller Email Alerts:
Our new, sophisticated Seller Alerts showcase a combination of market trends data and homes that directly impact a consumer’s home value.
The listings contained within the Seller Alerts are comprised of “Recently Sold”, “Under Contract” and “Active” properties. When one is not available, we will display the others. The goal of showing all THREE of these property types is that there is always unique content to send to sellers, independent of market activity.
Enrolling Leads in Seller Alerts
To enroll leads into receiving seller alerts, you can import leads into Ylopo two primary ways:
1. Mass Import Seller Leads (recommended)
Through CSV Import: Email email@example.com and we will send you a spreadsheet template to fill out that allows us to upload your leads in the proper format for our Homebot tools.
2. Manually Add in Stars
If you are creating a Seller Alert for a specific lead, please click into the lead’s Stars account. Then, click on ‘Create New Seller Alert’:

By default, the frequency of alerts is set to weekly, but that can be changed:
Follow Up Boss Users Only: Auto-import from your CRM
If a lead has a Seller Inquiry event in Follow Up Boss for a lead source that is enabled for auto-import, then that lead would get automatically imported as a seller lead and enrolled in seller alerts. Again, this is only for those with Follow Up Boss as their CRM.
Seller Priority Notifications & Behavioral Texts:
When a prospective seller visits and registers on your seller experience, we analyze their activity and generate up to 5 different priority notifications (e.g. someone visited your seller re-engagement). You will receive an email, text, and CRM note, just like home search priority alerts. If you do not complete the ‘task’ or mute the priority notification within a 6-8 hour window (excluding quiet hours), we will send out a series of behavioral texts to the seller.
These behavioral texts will behave just like the ones home searchers receive and they will pertain to the priority notification they’ve triggered. In the subsequent weeks, we will continue sending sellers additional texts. If the prospect engages with our AI technology (RAIYA), it will continue the conversation while sending you every reply from the prospect, directly to your cell phone.

You can specify that a source that we’re importing from your CRM are seller leads. These leads will be automatically set up for seller text messages from RAIYA. Please contact us at firstname.lastname@example.org if you'd like to designate a source in your CRM as a seller lead source!

NOTE: The Average Cost Per Seller Lead - $15 - $20, which is 3-4x the cost of buyer lead generation. This is one of the reasons why seller lead generation is restricted to the Level 1 platform and up.

For a Level 1 client, we recommend a minimum of $300 spend on seller lead acquisition. This leaves $300 for buyer lead acquisition. We also recommend increasing the remarketing budget to allow for seller remarketing. Remember that seller remarketing is part of your overall remarketing budget.
