Our new Facebook seller lead generation ads attract homeowners using multiple approaches. Seller lead generation has often been the unicorn many marketing companies have attempted (unsuccessfully) to capture until now. Ylopo has once again changed the game.
Ylopo showcases recently sold properties to homeowners (like our dynamic remarketing ads do), and we also target homeowners looking to move or even pull money out of their homes.
We find that the cost per lead is significantly less than many other Seller lead gen platforms and the lead is automatically imported into Facebook Seller Remarketing and Sold listing alerts. Further, RAIYA engages this Facebook lead via text message as well.
The Ylopo Dynamic Seller remarketing ads are a great way to attract more customers to your Ylopo website. These ads dynamically adjust based on the zip code of the person viewing them, and for this reason, they are incredibly relevant. The success that these ads have had is because it was difficult to get data from sold homes in order to run these ads resulting in a unique offering for the consumer. With so few vendors offering this service, you will stand out among your competition and increase your customer base with these dynamic seller ads!
Ways Ylopo Uses Facebook to Generate Leads:
- Check how much equity you have in your home
- Check your home value
- See how many buyers we have for your home
Power User Tip:
There will be a tag in all caps that gives insight into the type of ad that was run and if the lead answers the question. The highest intent answer you will see as a tag is “SELL_MY_HOME_FOR_TOP_DOLLAR”. Creating workflows around this tag is a must because their intent is exactly what you’d want!
If a lead engages your website as a result of remarketing, a tag “RETURNED” will be added to the lead and a priority alert will trigger. If you search your CRM for this tag and for all the leads that you have a home address, I’m sure you’ll see a lot of opportunities arise!

Sold Data On Your Website:
When you go into your search filters on the front end of your website, you are now able to select the “sold” property status to see all recently sold properties that match your search input:
Non-Disclosure States & Canada: Clients in non-disclosure states & Canada will not have access to the “recently sold” search; however, we are still able to use pending listings and active listings in your marketing.
Dynamic Seller Remarketing: With dynamic seller remarketing, we’re now able to use recently sold data and import it to Facebook. This shows your database’s homeowners recently sold comps that directly impact their home’s price.
Here is an example of a dynamic seller remarketing:
Notes about Dynamic Remarketing Ads:
- It is pulling recently sold properties from the last 6 months
- It is only using listings that have photos
- For non-disclosure states, we can use stock photos (upon request)
When a consumer clicks on a seller remarketing ad, they will land on our client’s home seller experience:

Notes on the Seller Experience:
The market trends data we receive is from Altos Research, one of the most trusted sources, which we license and offer to our clients at your disposal.
The “Buyers interested in your home” pulls from the same data as your Seller Report.
All calls to action generate a message, showing a request type alert, inside your CRM.
We are in the process of building a way for you to navigate to this experience yourself!
New Seller Lead Generation
Our new seller lead generation ads take multiple forms. In addition, to showcase recently sold properties to homeowners (like our dynamic remarketing ads do), we also target homeowners looking to move or even pull money out of their homes.
Here’s an example ad:
Here’s an example of a lead capture form:
NOTE: The Average Cost Per Seller Lead - $15 - $20, is 3-4x the cost of buyer lead generation. This is one of the reasons why seller lead generation is restricted to the Level 1 platform and up.
Access Levels:
Seller Remarketing & Nurture Suite: Starter and Above (if you have a Tech Only license, please ask Support about how to upgrade)
Seller New Lead Generation: Starter Level and above.
Budget Recommendations:
For a Level 1 client, we recommend a minimum of $300 spent on seller lead acquisition. This leaves $300 for buyer lead acquisition. We also recommend increasing the remarketing budget to allow for seller remarketing. Remember that seller remarketing is part of your overall remarketing budget.
