When logging into Follow Up Boss from your desktop, you are directed to a list titled "All People", which contains all of your leads. Depending on how you have your leads sorted, the newest is probably at the top. Within each CRM there are options to set up a similar lead filtration. These setups may vary based on the CRMs integration.
Within the various number of lists available, Ylopo has added smart lists that filter out specific types of leads based on our tags. Out of all our tags we created the following smart lists or filters, for you to apply. We recommend setting these lists up in your CRM to work these leads daily.
In every listing is an option to request information or schedule a showing. See the image below to see how this appears on your listing on the Home Search site. When the lead selects this, they receive a form to provide their contact information. The lead is imported into Ylopo and sent to your CRM with the added tag HANDRAISER.
These leads are at the top of the list since they reached out first. We recommend contacting these leads as soon as possible.
The second list YPRIORTY contains all the leads generated as a priority based on their engagement with your Home Search Site. These leads will also trigger an email alert to the assigned agent indicating what activities they've performed to gain priority status and suggestions on how to follow up. In the notes, you can see this information in all CRMs. For Follow Up Boss, this information will show in your tasks as well.
The tags relating to engagement with Automated ISA (Raiya) are based on where the lead is in the different stages of their outreach. The tag at the top of the list is AI_NEEDS_FOLLOW_UP, since it indicates that the lead has engaged with interest and is ready to possibly be engaged by the agent. We recommend checking the lead's conversation with Raiya to determine the best course of action. Based on the conversation, it may be best to contact the lead with a phone call, take over the Raiya conversation, or let Raiya continue to nurture the lead. The other Raiya tags are secondary lists, meaning that you do not need to work on these daily like the other lists. If you have time to work on this list, it is worth your time to review these leads. For AI_ENGAGED these are leads engaging in conversation with Raiya but have yet to trigger a response or action that requires you to follow up. This does not mean you can not start reaching out to these leads yet, but you do have the option of letting Raiya nurture the leads for you. The tag AI_NOT_INTERESTED is applied when leads are opted out of Raiya. This occurs when we receive negative sentiment and automatically remove the lead from further text communication. The tag is applied as well when you apply, select the opt-out option in Stars. Although these leads have opted to stop engaging with Raiya, they are still valuable leads.
The remaining lists are based on the lead's answers when completing the form to register for your home search site.
WITHIN90DAYS are leads that indicated they are looking in that shorter time frame. Buying timeframes are generally longer and not just with social media leads.
With I_NEED_TO_SELL_BEFORE_I_CAN_BUY and NEED_TO_SELL_BEFORE_I_CAN_BUY, these are hidden seller leads. Or what I like to think of as a two-for-one. They are generated as a buyer lead, but they are indicating that they have a seller listing as well. Reaching out to the lead to get more information and putting them on a seller alert is advisable.
