Here are some best practices shared by our Realtors-In-Residence and Ylopo Coaches to ensure you get the most value out of the Seller Report for Canada.
Remember: Currently there is no AVM source available for Canada so you will need to go to Stars and manually enter your estimated value for each seller report.
One way to manage this task is to fill in each property value as the leads becomes active—that is, when the lead engages with your site or the seller report. You may use the seller tags below in a smart list to help you identify these leads. Make a task for yourself to remind you to update their estimated home values.
Seller Report 2.0 Workflow
- Create a list looking for this tag. Y_SELLER_REPORT_ENGAGED as this tag represents 11 different behaviors with engagement like looked at the report more than 3 times, moved equity sliders, tuning home value, clicked more info on market trends, more info on equity amounts, etc.
- Call the lead when they engage the report. Use an indirect approach that doesn’t assume they are ready to sell yet. Example: “Hi, John. I sent you an equity report on your home on 123 Smith st. Did you receive it?”
- If you have to leave a message use the same opening script and instead of asking if they received it, revise it to say, “Hi, John. I sent you an equity report on your home on 123 Smith St. I had a couple of things to review with you regarding the report. Please call me when you have a moment.
- Use the additional 11 tags (the 11 that are summarized in Y_SELLER_REPORT_ENGAGED) to give insight into what the lead wants to discuss. Below is a list of tags and questions you can ask when you get them on the phone.
